C4 Bldg 1 – 676,000 SF in Richburg

C4 (Chester County Commerce Center) is a new 109-acre business park located on the southwest corner of I-77 at Exit 65, which is Lancaster Hwy (U.S. 9).  This is a great location in the heart of the Hwy 9 industrial corridor almost in the middle between Charlotte, NC and Columbia, SC. A 45-minute commute taps is into both metros and a labor draw of 1.3 million workers.  It is also less than a 40-minute drive from Charlotte Douglas International Airport, the world's sixth busiest airport, and only 2.5 hours from the Port of Charleston.

There are plans to build a total of 4-5 buildings totaling 1,297,100 SF.  The first two buildings are available now for pre-lease.  Bldg 1 will be cross-dock 767,000 SF, while Bldg 2 will be cross-dock 396,100 SF.  Both of these buildings are designed to be quartered and support up to four tenants each.  Thus, Bldg 1 will support approx. 169,000 SF to 767,000 SF, while Bldg 2 will support approx. 99,025 SF to 396,100 SF.  There is also a future building pad that could support an additional 225,000 SF or be utilized for outdoor storage.
